We at New Sinclair exclusively handle the marketing and leasing process for landlords at no cost to them. We take on the responsibility of attracting and screening suitable tenants, until the property is fully rented out. We collect a one-time 3% agency fee from the landlord to cover marketing expenses and related services.

Once leasing is complete, New Sinclair shall hand the property back to the landlord, who directly manages tenant affairs and facilities from the start. This allows landlords to benefit from our professional leasing infrastructure without the need to establish their own expensive leasing department.

We offer a hassle-free financial guarantee to the landlord for a fixed period. The landlord receives payments from New Sinclair, which assumes full responsibility for sub-leasing. Our company manages all tenant services and facility management requirements while ensuring a fixed rental payment for the agreed tenure. To secure the agreement, post-dated cheques are provided in advance. New Sinclair takes full operational control of the property, treating it as its own, and manages the units for suitable purposes with the landlord’s consent and knowledge. The company bears the financial risk of generating income from the project and ensures timely payments to the landlord as committed. The risks associated with vacancies, evictions, and tenant defaults are also covered by New Sinclair Property Management LLC.

Our package includes leasing, tenant and maintenance management. We at New Sinclair look after marketing, daily operations and property upkeep on behalf of the owner. The landlord pays a fixed management fee agreed upon at the time of signing the contract. Our fees normally start at 3%.

New Sinclair offers a complete facility and lease management solution with a guaranteed return. This model is generally suitable for larger projects. We provide cheques for upto 75% of the expected annual rental value. Management of the property is conferred on New Sinclair who works under pre settled terms. New Sinclair assumes full management control of the property, operating it efficiently for its best use.

At the end of each contracted year New Sinclair shall after deducting its agreed upon fees, actual expenses incurred, refund the balance collection to the landlord. This model ensures maximum revenue to the owner with complete clarity of operations. Generally the landlord can expect a net return of over 85% of the rental collection.
